Buying a sofa for a BTO is easier when you treat the process as a space-planning exercise. Before choosing a style, consider the floor plan, the actual room, the route into the flat and how you want the living room to function.
Start with your floor plan
Use the floor plan to understand the relationship between the living room, dining area, entrance and balcony. Then verify the actual dimensions once you can access the home.
A sofa should support the way the room is used, not simply occupy the longest available wall.
Measure the delivery route
Check the path from the building entrance to the lift and from the lift into the flat. Pay attention to corners and narrow passages.
For modular sofas, check the dimensions of individual modules. This can make delivery easier while preserving a larger final configuration.
Choose the right configuration
A 2 or compact 3 seater can preserve openness in a smaller living room. A larger BTO layout may allow a deeper 3 seater or an L-shaped configuration.
If you are still deciding on other furniture, keep the sofa footprint conservative until the room's main circulation paths are clear.
Make the room feel spacious
- Avoid unnecessarily deep arms and oversized proportions.
- Keep the main walkway visually clear.
- Use the sofa to define the living zone rather than filling the entire room.
- Coordinate sofa depth with the coffee table and TV distance.
- Use lighter visual proportions if the room needs to feel more open.
